Derrick Says He Had No Part In Sun Building Value TalksAntigua St. John's - Chairman of the Observer Media Group Winston Derrick says the question of whether or not his company is paying fairly for its lease of the former Antigua Sun property in Coolidge was never raised with him, nor is he party to any issues of contention on the subject.

Speaking with Caribarena, Derrick maintained that the matter of the lease agreement was a commercial one entered into with the Stanford Development Company (SDC), and he was not aware of the discussions between the company and the liquidators.

“I am not party to anything and I can’t speak to it. I am not party to any court action. I have no knowledge of it. I understand that there was some question about whether we were paying enough rent but nobody has raised that question with me,” Derrick said.

Derrick questioned whether consideration was given to value of the old Sun press purchased by Caribarena.com for its media expansion endeavors, and whether the sum paid was in keeping with true market value.

Caribarena.com understands however that the U$10,000 a month lease agreement between OMG and SDC remains one of contention between the company and the Stanford Liquidators.

The property being leased by OMG is approximately 166,835 sq. feet, and the lease agreement includes the former Antigua Sun Offices, printery, gardens, and parking lot.



Reports suggest that litigation has been filed in court against the OMG’s occupancy of the former Antigua Sun Building, but it is unclear whether this litigation was filed before or after the liquidators received their own valuation of the property last week.

The details of the process are also unclear; however when Caribarena.com spoke with liquidator Marcus Wide last week he said there were some questions about whether or not the property was leased at fair market value.

On Friday, a general staff meeting with OMG employees took place with Chairman Winston Derrick briefing the workers on the situation. At that meeting Derrick said he had entered into a legitimate agreement with the SDC.

According to the lease agreement, the property was rented since March 1 2012. OMG has since invested a sizable sum in renovations to facilitate the overall integration of the media group.

Antigua is going through rough times, so isnt is best that buildings are being used and maintained instead of rotting in the sun.....MR D can pay his rent, and the liquidators can move on with their business.....si nce when is it public information how much a private company pays for its leases......lea ve him alone....as far as being a Canadian, I think Mr D. is also a true Antiguan and has served his country more than most of us....thank you...

Imagine this All i gotta say is wow!!!!!!!!!!!! !!!!!!!!!! Winston that xxxx man seems to be giving you bad advice from calling in the first set of dj's for hitz fm on a sunday and made their positions redundant only to re employ people less than a yr in those respective position after going automation lost the company hundreds of thousand dollars and now allegedly under paying for a property that values more? Dadliman the clash is correct, it is indeed 16 cents ec or 6 cents US per sq foot. Seems E Christian was not aware of this "deal" or government would be housed there. Christian some time ago posited that office space in woods went for about $7.00 EC per sq foot. All I know is there is no such thing as a free lunch, these kinds of "deals" always come with some hidden cost.

Does anyone know what would be the present market value to rent this place? dispite all the other seemingly other negative wow factors with this matter. I think its a very bold move to pay 27000ec at this time per month just for rent, the question should be hope he can maintain it and not have to close the doors=people without work

Being an established businessman you would have known how beneficial renting a building of that size againts the price for the lease. Anyone would have jumped at the opportunity to rent commercial property for cents per sqaure foot. However, with the ongoing debacle which surrounds Stanfords property, leasing this property in my mind was a bad idea. It would have been advisable to wait until the dust settle and see if the opportunity was still available. I hope everything works out and all parties involve will be satisfied when the judge make a ruling.

The question here is what is fair market value? Most Stanford buildings were purpose built with limited use. That building, like others, sit/sat vacant for a long time so obviously there is a limited market for them. For example, The Sticky Wicket is vacant and available but who can run a profitable business there; at any lease price? Even if you got it for free, I doubt that you could cover the utility costs. I would suggest that the same would apply to the Sun building.Actual ly, I am surprised that Observer agreed to pay EC$27,000! So, from my point of view, the receiver should be happy to get EC$27,000 for a building that has been vacant for years.

Not sure how you got that. Please see this link for the correct way to calculate price per square foot:

What you do is divide the cost by the land. So:
10,000 / 166,385 = $0.06 US Cents
0.06 US cents is 0.16 EC cents.

I think you may have divided the land by the cost, which is incorrect.

If the exchange rate is EC$2.7169, the price per sq. ft. is EC$6.14

Is that a pajama shirt Winston Derrick wearing?As long as there is a lease agreement signed by the SDC and the media group,it will stand up in court.However,a judge can rule that the entire process should be reworked by setting up an arbitrator and renegotiate the lease at a real market price.Not a sweetheart deal.

We have some folks in this country that all of a sudden becomes "senile" when they are no longer in the Opposition! Amazing that Mr Derrick, as Chairman of OMG (Voice of the People) is not "aware" whether or not he is paying his fair share of the "lease agreement" at the Sun Building! Mr Derrick, why you are now "voiceless" on matters?

What difference does it make? Wide, **son, and the GOAB (who are somehow both independent, and in control) have made it clear that all Antiguan claims will be paid 100% first, before the victims see one cent. I doubt any money will emerge from Antigua.
